Identify occupancy and property type
An owner-occupied home with rental space and a property held entirely for rent may have different insurance and down-payment requirements. Unit count, zoning, leases and appraisal can matter. Ask the lender to identify the category before relying on a generic minimum. Commercial and larger multi-unit financing should not be treated as a standard home mortgage.
Build the rental operating picture
Estimate rent, vacancy, property taxes, insurance, repairs, utilities, management and condominium costs before debt payments. Principal repayment affects cash flow but is different from an operating expense. Test rent below your expectation and a period with no tenant. A positive first-month surplus does not establish investment suitability.
Check the lender’s rental treatment
Some lending calculations use gross rent adjustments; others evaluate net rental income or different offsets. CMHC guidance distinguishes situations and other properties. Ask for the method actually applied to your file. Avoid counting the same rent both as additional income and as a full payment offset. Partnering with other investors can increase your purchasing power and distribute risk. Different joint venture structures have varying impacts on mortgage qualification, so professional guidance is essential when pursuing this strategy. Joint ownership can also create shared liability and difficult exit decisions.
A question worth asking
Does positive cash flow guarantee mortgage approval?
No. Lenders also assess income, debts, credit, property and documentation under their own policies.
