What should I include?
Use lender or Loan Estimate figures for mortgage insurance, financed program charges, closing costs and escrow prepaids. DTI includes full supplied HOA, taxes and insurance; utilities are included in cash spending but excluded from the illustrated DTI numerator.
Annual income must be income the lender can actually recognize to approximate qualification. Leave out account numbers and personal documents.
An arithmetic result—not a lending decision.

A starting point, with clear limits.
This US worksheet uses annual interest divided into monthly periods. It does not determine loan eligibility, PMI cancellation, FHA insurance, VA or USDA fees, lender-required reserves or state closing taxes. Enter actual quoted charges rather than treating zero as a quote.
Round-off, payment dates and contract details can change actual results. The reserve target covers entered housing costs only, not every household expense. Plans remain on this browser until you explicitly download, print or share them.
