Give every requested item an owner, a date and an outstanding question so the file stays clear through closing.

01

Create four folders

Separate income, down-payment funds, debts and property records. For each borrower, note which documents have been supplied and which the lender still needs. A salaried applicant, business owner and rental investor may have different checklists; avoid using one universal upload package.

02

Record facts and discrepancies

Check names, dates and figures across the file. Explain unusual deposits, employment changes or differing income periods with evidence. Keep full requested statements rather than screenshots that omit the account holder or relevant transactions. Do not alter a document to make it appear consistent.

03

Control updates and sharing

Ask which documents expire before closing and who will request replacements. Keep sensitive records in the lender’s verified secure channel. Our local checklist stores only the labels and completion choices you enter on this device; it does not certify review by a lender or submit documents.

Your preparation checklist

0 of 3 steps marked by you. This is your preparation record, not lender acceptance.

Keep personal identity, tax and banking documents in your lender’s verified secure process.

A question worth asking

Does checking an item here mean a lender accepted it?

No. A local checklist records your own progress only. Lender acceptance is a separate event.
