01

Build an income file that tells one story

Salaried applicants may be asked for an employment letter, recent pay statements, T4 slips and Notices of Assessment. Commission, bonus, overtime or variable income can require a longer history and an explanation of continuity. Ask for the lender’s specific list rather than assuming every applicant needs the same documents.

02

Connect the down payment and debt records

Keep complete statements for the accounts funding your purchase. Include evidence for gifts, registered-account withdrawals or sale proceeds when relevant. List car loans, credit lines, support obligations and other commitments accurately. Missing a debt does not improve affordability; it creates a discrepancy that must be resolved.

03

Maintain a current version

Organize files by borrower and document date. Check that names, addresses, employer details and balances agree across the package. Ask which items will need refreshing before closing. Do not email unredacted identity or banking documents through a general website enquiry; submit them through your lender’s verified secure process.
