Start with the lender’s request
A lender may request pay stubs, W-2s, tax returns, bank statements and employment verification depending on your income and loan program. Self-employed income, multiple jobs and investment income can require additional analysis. A generic checklist is a starting point; the underwriter decides what evidence is needed.
Explain transfers and deposits
Save all pages of requested statements and connect large transfers to their source. Gifted funds may require a gift letter and evidence of transfer. Earnest money already paid should be documented so the closing calculation can credit it correctly. Do not move funds simply to make a statement look cleaner.
Keep the application and closing file aligned
Review the name, loan amount, occupancy and property details on your Loan Estimate. Respond to conditions through the lender’s secure portal and retain a dated copy. Before closing, confirm which records have expired and whether employment or assets need re-verification. An educational website cannot perform that verification.
A question worth asking
Are a tax transcript and a tax return interchangeable?
They provide different evidence. Ask the lender which return, schedules, transcript authorization or verification it requires for your file.
