01

Understand the program layer

FHA, VA and USDA programs have distinct borrower, property and financing conditions. State housing finance agencies and local organizations may offer assistance alongside an eligible first mortgage. A grant, forgivable loan and deferred-payment second mortgage are different obligations; their names should not be treated as equivalent.

02

Ask what could trigger repayment

Assistance can depend on income, purchase price, location, occupancy, homebuyer education and participating lenders. Selling, refinancing or moving out may trigger repayment under some programs. Ask for the actual agreement, lien terms and repayment schedule before adding assistance to your available cash. Availability can change when program funding runs out.

03

Compare the complete first mortgage

A program can affect the interest rate, insurance, fees and lender choice. Compare the Loan Estimate with and without assistance on the same date and assumptions. Separate the amount you receive at closing from the cost and restrictions over the years you expect to keep the home.

A question worth asking

Is every assistance offer a grant?

No. Some are loans with repayment, forgiveness or occupancy conditions. Read the actual documents and ask an independent housing counselor if needed.
