01

Define the ratio first

Household DTI compares monthly debt obligations, including the applicable housing payment, with qualifying monthly income. A property DSCR compares a defined property-income measure with defined debt service. Different lenders can use different rent, expense and payment conventions for DSCR products.

02

Do not mix rental adjustments

For conventional financing, rental treatment can depend on tax-return history, lease or appraisal evidence, and program requirements. A vacancy or expense adjustment is not automatically the same as your property-management budget. Ask the lender which calculation applies and retain its written explanation.

03

Read a good ratio cautiously

A ratio can improve because an expense was omitted or a payment is temporarily interest-only. Test fully amortizing payments, realistic insurance and taxes, maintenance and lower rent. Credit, reserves, occupancy, title and property eligibility can still prevent a loan even when one ratio looks favorable.

A question worth asking

Is one DSCR target accepted by every lender?

No. Product definitions and requirements differ. Our worksheet is an operating-budget illustration, not a lender DSCR certificate.
