01

Rate and APR describe different things

The note rate is used for interest on the loan. APR is a broader disclosure measure that includes specified finance charges. Compare the same loan type, term and assumptions, and review the itemized costs rather than treating the lowest APR as the answer in every holding-period scenario.

02

Escrow and cash to close

An escrow account can collect funds for property taxes and insurance. Initial escrow deposits and prepaids can affect closing cash even though they are not all lender fees. Earnest money, seller credits and other adjustments can change the final amount needed. Read the Loan Estimate and closing documents together.

03

PMI, government insurance and points

Conventional PMI, FHA mortgage insurance and VA or USDA program charges have different structures. Discount points are upfront charges associated with pricing; lender credits trade upfront costs against other terms. Ask what each quote assumes and compare the period you expect to retain the loan.

A question worth asking

Is the principal-and-interest payment the whole housing bill?

No. Taxes, insurance, mortgage insurance, HOA dues and utilities may add to what you actually spend.
