01

Ask what the product changes

Bank-statement, asset-based and other non-QM products can use different qualification methods. They may have different rates, points, reserve rules and property restrictions. Ask what documentation is used, how expenses are treated and whether the payment or principal can change. Flexible documentation does not eliminate the need for a repayment assessment.

02

Compare structure as well as price

Request a Loan Estimate when applicable and examine points, lender credits, prepayment penalties, interest-only periods and balloon features. A lower initial payment can conceal a later payment change or a large maturity balance. Compare the product with conventional or government-backed alternatives for which you may be eligible.

03

Plan for a loan you can carry

Do not rely on a future refinance as the only way the arrangement works. Model the initial payment, a higher-rate scenario and the cost of keeping the loan longer. Ask a qualified professional to review unfamiliar terms before committing.

A question worth asking

Does non-QM mean the same thing as a government-backed loan?

No. Product categories, protections and underwriting differ. Ask the lender to identify the exact loan type and terms.
