01

Use the filed return as evidence

A mortgage income review is not an instruction to change a tax return. Federal returns, applicable schedules and business records provide evidence the underwriter analyzes under the selected program. Some permitted adjustments may differ from taxable income, but they require a policy basis and supporting records.

02

Account for the business structure

Owner wages, partnership distributions and corporation earnings are not interchangeable. Ask how ownership, business losses, liquidity and recurring obligations affect the calculation. Your CPA can explain accurate tax reporting; your lender must explain qualification. Neither an online average nor a gross-up shortcut establishes accepted income.

03

Keep amendments and extensions visible

If a filing is amended or extended, tell the lender and ask what evidence it needs. Coordinate timelines early so the closing plan does not assume documents that do not yet exist. Retain a dated record of what was supplied and which conditions were cleared.

A question worth asking

Can an online tool tell me which deductions to remove?

No. Tax reporting must be accurate. Use qualified tax advice and a lender-specific underwriting explanation rather than changing figures to chase approval.
