01

Ask for the exact status requirements

Lender and insurer requirements can distinguish citizenship, permanent residence and authorized temporary residence. Separately, a lawyer should review whether the intended purchase is permitted. Keep the original documents and confirm whether translations or certified copies are required.

02

Connect income across the move

An employment letter, pay records and contract details may need to explain start date, probation, location and currency. If income is earned abroad, ask whether and how it can be considered. A prior salary does not automatically establish current Canadian qualifying income.

03

Trace the down payment in CAD

Retain the originating statement, transfer record, receiving statement and currency conversion evidence. Ask about gifts and source-of-funds checks before transferring. Allow time for lender and legal verification, and keep settlement expenses outside the purchase funds.
