01

Ask what changes under the program

A lender may describe different credit-history, employment or down-payment evidence for eligible newcomers. Ask for the current written conditions and how residency status, property use and insurer requirements apply. The program name does not establish legal purchase eligibility or guaranteed approval.

02

Compare costs on equal assumptions

Keep the price, down payment, amortization and intended term the same when comparing offers. Review rate type, prepayment rights, default-insurance cost, fees and conditions. If savings are in another currency, account for conversion and transfer costs before treating them as available CAD.

03

Keep legal and lending reviews connected

Ask a lawyer about federal purchase restrictions and provincial requirements. Ask the lender how it will verify income and the source of funds. These reviews address different risks and neither replaces the other.

Your preparation checklist

Keep personal identity, tax and banking documents in your lender’s verified secure process.

A question worth asking

Is a larger down payment enough to resolve every newcomer requirement?

No. Legal purchase restrictions, income evidence, source of funds and lender criteria remain separate.
