01

Start with the lender’s program identification

A conventional loan following Fannie Mae guidance is different from FHA, VA, USDA or a portfolio product. Residency documentation, occupancy, income and credit requirements can differ. Ask the lender to explain the current rule for the program it proposes rather than a generic “foreign national” label.

02

Compare the complete structure

Review rate type, points, mortgage insurance, reserve requirements and any prepayment or balloon feature. If a product relies heavily on assets or a larger down payment, ask how repayment is assessed and what happens if the expected refinance is unavailable.

03

Use qualified advice for status questions

This site does not interpret immigration documents or determine legal eligibility. A licensed professional can explain program requirements; an immigration attorney can advise on immigration status. Keep identity and status records out of a general website enquiry.

A question worth asking

Does an ITIN automatically qualify someone for a mortgage?

No. An identifier is not approval. Product eligibility, documentation and the full underwriting review still apply.
